Pittsboro has become a first destination for buyers priced out of Chapel Hill and Cary. Many are buying their first home and facing the flooring decision with a fixed budget and a lot of conflicting internet advice. Let's cut through it.
The Actual Price Difference
For comparable quality, AC4-rated laminate typically comes in at $1.80–$2.40/sqft materials cost, versus $2.20–$3.20/sqft for 20-mil LVP. The installation labor is essentially the same — both are floating click-lock systems. On a 1,000 sq ft floor, the material difference is roughly $400–$800. That's real money for a first-time buyer, and in genuinely dry rooms (bedrooms, living and dining on above-grade level) the laminate performs as well aesthetically.
Where the Decision Matters for a Chatham County Starter Home
Most Pittsboro starter homes we work in have a primary floor plan with an open kitchen-living area, two or three bedrooms, and one or two baths. The kitchen must be LVP — non-negotiable with moisture exposure. Baths must be tile or LVP. The bedrooms and living room can go either way.
The question worth asking: how long do you plan to own this home? If it's a 5-year hold before trading up, budget laminate in the dry zones is a sensible choice and the cost savings can fund other improvements. If you're buying for 10+ years and have kids and pets, the extra $400–$800 for LVP throughout is worth it.
What Chatham County Buyers Often Overlook
Chatham County homes built before 2010 often have 3/4" OSB subfloors that have absorbed some moisture over time — they're not flat enough for a float-install without prep work. That prep cost (leveling compound, grinding down joints) is the same whether you install laminate or LVP. Budget for it before you commit to the floor product; it's usually $200–$500 for a typical Pittsboro home and it's the difference between a floor that looks great for 15 years and one that starts lifting at the seams in year two.
